My company has asked me to relocate to Duluth. It just might work out, and I'm doing research into housing, cost of living, schools, all that good stuff. So...where's a good place to live around the Duluth area with wheelin' not too far away? /forums/images/graemlins/ears.gif

Duluth is in Fulton county and cost of living (taxes) are insanely high If I were you I would move 20 mins north into forsyth county, and you can hunt in forsyth (big deer) to if you like that /forums/images/graemlins/waytogo.gif for wheelin TELLICO isnt far maybe an hour or beasly kob orv which is fairly tuff stuff, and for schools what year?

Thanks for the info. We'll be looking in areas where the cost of living is reasonable and the schools are ok. My daughter will be going into the 7th grade and my son will be going into the 5th grade.

dude your moving to Georgia the school system here sucks like 48th or 49th in the nation the best schools outside private are in east cobb county and north west fulton county, but the schools by were your moving to arent that bad either

IMO, the North side of ATL offers the best options for housing and schools, but that depends a lot on how far you want to commute. Some of the western and eastern most suburbs are also decent. I almost relocated to ATL about a year ago and looked around over there pretty extensively. Housing costs are high, but that's because there is a big demand. I found most of the new construction is for huge houses. You have to look a little harder for mid-range housing. However, coming from the west coast though you may be accustom to the home prices.


Oh yeah, get a commuter car and some patience, lots of patience, you're gonna need both.

Sorry to correct but Duluth is in Gwinnett County. Good to great schools because the area has grown like crazy in the last 15 years. Lots of money lives in that area.

Some good trails in North Georgia and great places to camp. Also, Tellico is only three or four hours away /forums/images/graemlins/cool.gif

Not mine either! I live in ritzy, snooty Buckhead (I'm poor though) and I love passing Bentleys and new Range Rovers with mud all over the Tahoe from a previous adventure. Guys frown, chicks grin. I must be onto something with this whole 4x4 thing /forums/images/graemlins/cool.gif

I like WSB better for trafic. 750 AM, trafic reports every 6 min during rush hour. WGST is every 10 min.

Can you listen over the net? I just listen to WGST because I want to listen to talk radio while sitting at my desk here in WA state /forums/images/graemlins/thumb.gif They even take all the commercials out of the online stream /forums/images/graemlins/grin.gif

YEP! http://wsbradio.com/ Just click on the "Listen Live" tag. IIRC, all stations that offer live streaming are now required to do that.
They also have Neil Boortz in the AM & Royal Marshel at night (9-11)

I live in north georgia, probally about 1 1/2 hours from duluth.I consider anything from gainesville south THE BIG CITY & I refuse to go down there at all unless I'm passing through! It's too damn crowded.I personally can't say for sure since I won't (ever) live down there,but as far as places to wheel ???? you may find someplace where a new subdivision is going in....It would be fun until the high dollar houses were built.I geuss i'm just used to the mountains. GOOD LUCK

Sweet! I'm not in a ritzy neighborhood, but the folks around me all drive nice new cars and trucks and look at me funny when I fire up the /forums/images/graemlins/k5.gif /forums/images/graemlins/histerical.gif They really get a nasty look when they see me driving through the neighborhood all muddy and stuff /forums/images/graemlins/histerical.gif /forums/images/graemlins/histerical.gif It's even funnier when they watch me clean all the mud off on the side of my driveway /forums/images/graemlins/histerical.gif /forums/images/graemlins/histerical.gif /forums/images/graemlins/histerical.gif

I have ben to Atlanta/Duluth many times. Pretty much anything is crappy traffic. The only way is if you where you can travel in opposite directions, meaning headed out of Atlanta in the morning, and back in at night. Either way, traffic is gonna suck! /forums/images/graemlins/tongue.gif

It'll probably be towards the end of summer. When does the school year start out there? I'm trying to get out there and get all setlled in before the kids have to start school.

Almost all of them start in mid/late Aug in the metro. One good thing about a city this big, the local calling area is huge. (got to look on the bright side)

Well I live on campus which automatically means I am dirt poor. And I get some wild looks from girls/guys/profs/etc. when I tear through this queit little engineering school with a recently-rolled muddy K5.

Yep, there is a whole bunch of us that are in the Atlanta area. A few good clubs to. I live in Stockbridge (20 min south of Atlanta) Keith and I are members of the Renegades, Grim and Jim are members of the Georgia Bounty Runners.

Don't forget to check out the living and schools on the south side of Atlanta, might be worth the commute to you. There is a TON of wheeling with 3 to 4 hours of Atlanta.

Tellico, Jellico, Gardendale, Tiftonia (if you have access, one of our club members has written permission and gate keys /forums/images/graemlins/cool.gif). Beasly Knob and I am sure more that I am missing.

Let us know when you move, we need to do another K5 run, but money TIGHT around here right now.

I don't know about the rest of the GA folks, but between Keith and I, there probably are not many kinds of tools we don't have covered (plasma cutter, mig/arc welders, air compressors, tubing benders ect.)

Sounds like this could be a great adventure /forums/images/graemlins/waytogo.gif I am not real sure which areas of ATL are the most desirable. I am doing some checking around right now. Any suggestions? Id like to keep living costs about the same if possible. Right now we pay $1200 a month for a 1700 sq. ft. house on a postage stamp lot. What are the housing costs like out there? We'll be renting at first, till we decide if we're going to stay awhile or not.

Cool deal on the tools! I have air tools, but not much in the way of metal fab. I have lots of deisre and ability to design (I run CAD), so I have lots of ideas and drawings, just no way to build them yet /forums/images/graemlins/rotfl.gif

When we get out there, I'll send out an invite for a get together. It'd be really cool to meet soem local area people and I know my wife would like to meet some of the local ladies too /forums/images/graemlins/thumb.gif

your best bet would be to look here http://www.ajchomefinder.com/ this is our local fish wrappper /forums/images/graemlins/rotfl.gif that i happen to work for.

but to give some idea of what i pay. i have a 1200sft house 3 bed and 1 bath no basement or garage on a 1/4 acer and it appraised at $190 thou, but i live inside 285 so prices are very high there /forums/images/graemlins/eek.gif

It looks like you can get more house for the money out there /forums/images/graemlins/woot.gif Since my company is paying all relocation costs getting into a place should be easy as pie! /forums/images/graemlins/waytogo.gif Saw a nice 5 bedroom in a swim/tennis community that my wife 'n kids would prolly really like! /forums/images/graemlins/peace.gif

EEWWWWW /forums/images/graemlins/yikes.gif ya gotta watch out for them HOA nazi's they don't like us 4wheelin type's. most aren't so bad but we got this condo HOA in the south of atlanta that is having a fight with a home owner right now about parking their truck on the condo property. they actually have a HOA rule that does not allow home owners to have a pickup truck on the condo property. /forums/images/graemlins/yikes.gif

South or West are where the bargins are right now. ITP (inside of 285) is the most expensive, the Northeast side of town is pricy, too. Watch out for schools w/ lots of "mobile classrooms" (trailers).

I agree w/ Bhintz. I would look in Forsyth county, the first county north of Fulton. Taxes are half of what they are in Fulton. Forsyth county has been one of the fastest growing counties in the US in the past few years. There is a lot of new money going in to the county so there are a lot of brand new schools...getting close or just as good as the north Fulton schools, which everyone seems to say are the best public schools. Plus the main town there, Cumming, is right on the southwest side of Lake Lanier...if you're into boating or anything like that. Lots of new restaurants, shopping centers, etc for what it's worth. It would be a straight shot south for you to Duluth, maybe 30 minutes or so.

When we moved to GA, we looked at buying in Forsyth. In the end, we ended up buying a little closer in in Alpharetta. We could have bought a bigger house for the same amount or less money in Forsyth, but there isn't a day that goes by that I don't thank my lucky stars we bought closer in. Both of us were working at the same company and had a 3 mile commute...total luxury in Atlanta. Well that came to a screeching halt when we both got laid off. Now my wife has a 1 hour commute each way and I have about a 30min commute each way...it would probably add another 30 minutes minimum had we bought in Forsyth. Something to consider for sure, as traffic really really blows here in Atl. /forums/images/graemlins/angryfire.gif

You might also consider, like one of the other guys said, buying somewhere where you're going against traffic. Like any other city I guess, the closer in to the perimeter around ATL, the more expensive it gets.

Oh, any you might want to look at Roswell. It's basically due west of Duluth. Roswell is in Fulton, but I *think* there are some parts of Roswell that might dip into Cobb county...lower taxes there...no MARTA (local public trans) tax.
